SW FLORIDA MARKET PERSPECTIVE

Closed sales in September rose 11.4% year over year, reaching 1,642 transactions. This brought year-to-date sales to 17,409, down 3.5% from the same period last year. For context, year-to-date sales through September had fallen 28%, 14%, and 8% over the previous three years. 

New listings for September totaled 2,679, a 4.8% decrease from last year. Year-to-date new listings were nearly unchanged from the prior year. As of September 30, available inventory stood at 12,720 properties, up 6.8% from a year ago. Months of supply measured 7 months at the end of September for the entire market, however, vary greatly depending on the neighborhood.

A peek ahead to October shows inventory rising quickly. A record number of listings were withdrawn, terminated, or expired between May and August, and many of those are likely to return to the market as season approaches.

 • Sales Gaining Steam: September sales rose 11.4 percent, signaling stronger buyer confidence. Acting now gets ahead of rising competition.
• More Choices Coming: Inventory is increasing as winter season approaches, offering more options for buyers.  Seasonal buyer demand will begin to absorb inventory in the early part of 2026.
• Buy Early: Fewer buyers now means less competition and better leverage.
