One of the great things about living on the Paradise Coast is that while October may technically be fall, the weather here is fantastic this time of year. Homes look great with the fall scenery all around, and you can take advantage of the seasonal holidays to tailor your home staging to the season. Buyers will still get to see healthy lawns and lush landscaping, so you're not losing many advantages when compared to summer in terms of presenting your home to buyers during October.

Great Weather for Home Shopping and Moving

If so, that pleasant October weather makes life easier for both shopping for homes and moving to your next home after you've found the right match. The same idea, of course, extends to the buyers who are shopping this time of year. They're often motivated buyers for many reasons, and the relative ease of moving this time of year is another motivation to add to the list.
 

Less Competition from Other Sellers, but also Fewer Buyers

This point really encapsulates how the advantages/disadvantages of listing in the fall are often a matter of perspective. First, the downside – there tend to be fewer buyers on the market in the fall, than during the spring or summer. This may mean fewer people bidding on the home or the need to go with a slightly lower asking price than you might during peak times of the year.
However, part of the reason that there are fewer buyers is that you'll also typically find fewer sellers during the fall. So, if you're listing in Naples, you'll have less competition from other Naples luxury homes for sale and more chances for the buyers who are shopping to fall in love with your listing.

 

Fall Buyers Are Often Serious Shoppers

Buyers know that there tend to be fewer homes on the market in the fall, and so the buyers who decide to keep searching for homes are often very serious about finding a match. Sometimes, this will be due to factors in the buyer's life that are motivating them to close on a home quickly. However, other buyers are simply looking to find a great home during the fall, before winter arrives and real estate hits its slowest time of the year. Either way, motivated buyers are great news for sellers, and their motivation can help make up for the fact that there aren't quite as many buyers during the fall.

Easier Access to Key Professionals

Spring and summer aren't just busy times for real estate agents. They're also the busiest times of year for other key professionals who are involved in a home sale, like appraisers, inspectors, movers, and (if needed) contractors.
